These terms and conditions outline the rules and regulations for booking accommodation directly with Mibnb and the use of our Website, located at mibnb.com.au.

By accessing this website, making a reservation, or entering a Mibnb property, you accept these terms and conditions in full. Do not continue to use Mibnb’s website or services if you do not agree to all of the terms and conditions stated on this page.

1. Booking, Payments & Cancellation Policy

Payment Timing & Processing

  • Direct Bookings (Website, Google & Booking Engine): The remaining balance is automatically charged 5 days prior to your check-in date to the credit card on file.
  • All payments are processed securely via our integrated payment gateway (Stripe). All reservations remain conditional and are not guaranteed until the respective payment is successfully processed.

Failed Payments & Strict 2-Hour Window

  • In the event that an automated credit card transaction is declined or fails for any reason, the guest will be immediately notified via email/SMS with a secure link to update their payment details.
  • Because your check-in date is getting close, valid payment must be successfully completed within two (2) hours of the failure notification.
  • If payment is not resolved within this strict 2-hour window, the reservation will be immediately cancelled by the host, and the dates will be released back to the market without penalty to Mibnb.

Cancellation & Refund Policy

  • Guests are entitled to a full refund if a cancellation request is made at least 2 days (48 hours) prior to the standard check-in time (3:00 PM).
  • Cancellations made inside the 2-day (48-hour) window prior to arrival are strictly non-refundable. No refunds, partial refunds, or date changes will be permitted inside this period.

Property Access

  • Check-in details, smart lock entry codes, and arrival instructions will only be released once full payment has been successfully received and cleared. Under no circumstances will access be granted to a property with an outstanding balance or failed payment.

2. House Rules & Compliance

  • By agreeing to these Terms & Conditions, the guest agrees to strictly adhere to all specific property House Rules, Noise Restrictions, and Pet Policies as detailed within the Mibnb Guest Portal.
  • Failure to comply with the house rules set out in the portal may result in immediate eviction from the property and full forfeiture of all accommodation payments.

3. Guest Verification & Security Holds

  • Mibnb reserves the right to request a valid government-issued photo ID prior to arrival to confirm the identity of the primary guest.
  • Mibnb reserves the right to place a temporary security hold (pre-authorization bond) on the credit card on file prior to arrival. This hold will be released post-departure, subject to a property inspection confirming no damage or house rule violations have occurred.

4. Website Intellectual Property & License

Unless otherwise stated, Mibnb and/or its licensors own the intellectual property rights for all material on Mibnb. All intellectual property rights are reserved. You may access this from Mibnb for your own personal use subjected to restrictions set in these terms and conditions.

You must not:

  • Republish material from Mibnb.com.au
  • Sell, rent or sub-license material from Mibnb
  • Reproduce, duplicate or copy material from Mibnb
  • Redistribute content from Mibnb

5. Hyperlinking to our Content & iFrames

  • No organization may link to our Website in a manner that is deceptive, falsely implies sponsorship, or alters the visual presentation of our Web Pages via frames without prior written permission.
  • Mibnb reserves the right to request the immediate removal of any link to our website.

6. Limitation of Liability & Disclaimer

To the maximum extent permitted by applicable law, Mibnb excludes all representations, warranties, and conditions relating to our website and the use of our accommodation services.

  • Mibnb is not liable for any indirect, incidental, or consequential losses, damages, or property loss suffered by guests during their stay, except where liability cannot be excluded under applicable law.
  • We do not warrant that the website will remain continuously available or that the material on the website is completely error-free.
